The purchase price is only one part of the decision. Buyers should also look at property tax, condo fees if applicable, utilities, insurance, maintenance, and the impact of interest rate changes.

A home is not affordable because the offer gets accepted. It is affordable when the monthly cost still leaves room to live, save, and handle surprises.

2. Check the location at different times

A street can feel completely different at 10 a.m. than it does at 6 p.m. Traffic, parking, noise, school pickup, transit access, and nearby commercial activity all change throughout the day.

Before getting too attached, visit the area more than once when possible.

Even if you plan to stay for years, life can change. Look for features that future buyers may question: unusual layouts, limited parking, very high fees, difficult access, awkward bedrooms, or location drawbacks.

A home does not need to be perfect, but the risks should be reflected in the price.

7. Check your offer discipline

The strongest buyers are prepared before they compete. They know their ceiling, conditions, deposit plan, closing flexibility, and walk-away point.

Without that discipline, the excitement of one property can create a decision that feels uncomfortable later.
