Before you put your home on the market

Here are a few things you can do when looking to sell your home.

Talk to Real Estate agent

A real estate agent should be the first person you talk to when you consider to sell your house. I will do a comparable market analysis (CMA) of your home and suggest the best market value, which may become your asking price.
Once your house listed in the MLS for sale, it automatically gets exposure in the market, even if the market may be over-flooded with similar houses for sale.

Inspect your house

It is important to know the repairs needed for your house. If at all possible, all systems should be in good working condition. This is the first thing potential buyers look for.

Improve curb appeal

There are 3 factors affecting your sale: Condition, Price and Location.
Once I did the marketing job and brought a potential buyer to your house, the buyer has already accepted the Price and the Location. Now, when they came to see your house, there is only one step to the offer. This step is called “The Attractiveness of the ”.
The outside of the house is the first thing a potential buyer will see when they come to buy your house. You must therefore keep it impressive to get them to go inside and take a look. Keep the yard clean; remove clutter and make it welcoming.

De-personalize it

It’s not a secret that every potential buyer tries to fit himself to your house. Can he imagine himself living in your house? If the answer is “yes” – you have a chance for an offer here. If the answer is “no” – the chance for an offer is zero. Remove your personal photos from the walls – let them imagine the walls with their photos!
Tip: Pre-pack your personal photos, diplomas and awards.

Air quality

Believe it or not, air quality is one of the most important things to think about. The first impression from the house when you enter it for the first time – is odor. Do you have pets? Is there wet wall in the basement? Do you use unusual spices? Most buyers will not like it! Remember, for selling a house – best odor is NO odor.
 Tip: Open all windows for half an hour before the showing. Fresh air is always a plus!

I will suggest a few things that can be helpful in making your house more attractive. First, I may suggest simple changes that will improve the saleability of your house. Don’t worry about the cost, it wont be expensive at all, even sometimes these changes may cost you nothing.
